To rent a property, you will first need to fill out an application form, we use and trust Zillow for their application, therefore, we invite you to apply through www.zillow.com, once you complete this application we can move forward with your approval. IF YOU OR SOMEONE IN YOUR HOUSEHOLD HAS BEEN EVICTED, PLEASE DO NOT EVEN BOTHER.
Our system will require you to complete a free application that will help us gather a little more information from you and your family.
You will be required to Provide us with proof of your household income and employment (Satisfy 3 times the rent), and pass a credit check (FICO is not very important but we don't want people with really bad payment history). After filling out your application, you can arrange for a showing, we do not show to people that do not qualify to rent the properties. Once your application is approved, you will be asked to sign a lease agreement.
Documentation will need to get approved:
* Last two paystubs showing income
* Copy of driver's license.
* Copy of your credit report (You can obtain free copy at: www.annualcreditreport.com
* Completed application
Tenants are responsible for keeping the rental property clean and in good condition including the yard. They are also responsible for reporting any maintenance issues to the property management team.
We use an internet portal that facilitates tenant's communication with the Management Team, to inform of problems with the property, to pay your rent or setup monthly automatic withdrawals, etc...
We inspect the properties once or twice a year to make sure tenants are taking good care of them.
Tenant is responsible for proper winterization of pipes during the cold months of the year.
You will sign an annual lease, expiration date will be clearly indicated. Should lease go into a month to month lease, tenant needs to give at least 30 days' notice before moving out of a rental property. This will give us enough time to find a new tenant and prepare the property for them.
Tenant pays utilities, the utilities will be on for only a week after you sign a lease, it is tenant's responsibility to call utility companies and establish a contract with them.
It depends on the pet you have. You will need to have Management approval for this. If pet is to be allowed, tenant will need to obtain Pet Insurance and will be required to pay a small non refundable deposit.
